Growth without disruption
Downingtown Area School District needed more room at Beaver Creek Elementary School in Downingtown, Pennsylvania. It did not need an entirely new school.
Our team developed a phased renovation and addition that expanded the building while classes continued. Careful sequencing kept students and staff safely separated from construction, maintained clear circulation, and allowed learning to continue throughout the school year.
The result addresses the district’s immediate space needs while making the existing school work harder for the future.
Making every space count
Eight new classrooms expand instructional capacity, while a new multipurpose room and gym create more opportunities for school events and community use.
Rather than expand for every new need, the design makes better use of existing space. The former gym now serves as the cafeteria, while renovated corridors, new accommodation rooms, and a reconfigured administrative suite improve daily operations.
Each change contributes to a more organized and flexible learning environment.
Safer arrival + better circulation
Arrival and dismissal can test even the best-run elementary school. A redesigned site now separates buses from cars, reducing congestion and creating clearer routes for students, families, and staff.
The project also adds:
- A secure main entrance connected directly to the administrative suite
- A defined parent drop-off area
- Expanded staff parking
- Improved visibility and oversight at the front door
Together, these changes make daily routines safer, smoother, and less stressful.
Ready for the years ahead
The addition complements the original school while giving Beaver Creek a fresh, contemporary identity.
Brick and cementitious panels connect old and new, while curtain walls and expansive windows bring more daylight into learning spaces.
Major infrastructure improvements strengthen the building behind the scenes. The project replaces the HVAC system, upgrades the electrical service, adds sprinklers throughout the school, and introduces energy-efficient LED lighting. An underground detention basin and rain garden improve stormwater management without taking usable space away from the site.
